Budapest Rent Comparison

There is a huge difference between the rents in the central parts and outskirts of the Hungarian capital as well as between the rental price of residential properties in Budapest and in the countryside. Home-owners and real estate investors who are able to provide affordable rental housing should have no problem finding tenants in many of the country’s major areas since the demand for affordable rentals has outstripped supply in the Hungarian rental market.

Deposit can also differ

Not only rents are high but also the deposit needed to the moving can be expensive too. To get an appropriate flat the prospective tenant needs to pay the equivalent of two months’ rent as a deposit but sometimes it is the price of three months’.

Differences among the districts

In district 5 in the downtown of Budapest the average rent fora 33 sqm full furnished, equipped and machined apartment with household appliances is 139.000 HUF/month excluding the costs. In district 7 a 40 sqm full furnished apartment with household appliances is 149.000 HUF/month. Whereas in district 22 a 30 sqm one-room full furnished and machined flat costs only 70.000 HUF/month excluding the costs.

Home-mates

It is possible to find a bigger rent in the centre of the city especially if more people are willing to share it. For instance for 402.000 HUF deposit and 201.000 HUF/month there is a flat with 2 rooms and a half, where there is plenty space for even three students. A same sized flat can be rented out only for 120.000 HUF/month in district 18 and the good news is that here the deposit in merely 240.000 HUF.

If we’d rather buy a property

If we decide to purchase an apartment instead of renting one, we need to take into consideration that  we can buy a 38 sqm two-room flat in the downtown for 20.8 million HUF but we need to pay as much as 35 million HUF for the same in district 13. We can buy a 30 sqm home for the half price, for 13 million HUF in Sopron.
