How to Earn More Money With Some Extra Space

According to the latest analysis by a hungarian real estate website there is greater demand for those 30 square meter studio apartments on sale in Budapest that have an extra semi-room or a bed-closet.

 

During the summer rental and buying season, the small sized 20-35 square meter studio and 40-55 square meter one bedroom properties are the most popular. Those studio apartments that are for sale in Budapest, 30 square meters is regarded dividing line, the demand for one and a semi-room is greater than for those which are smaller in size.

In the case of studio apartments larger than 30 square-meters, one should consider creating a semi-room or a bed-closet: according to the website’s review of the advertisements of four thousand private individuals, the extra space can result in a 10 percent sale price increase in the case of the 30-35 square meter studios, and the leasing price can also increase by 15-16 thousand Forints.

Moreover, apartments between 20 and 30 square meters are 1-4 percent more expensive when sold along with a bed-closet. Constructing a semi-room or a cubicle isn’t particularly costly, especially when we consider working with plasterboard, which, according to the calculations of based on a property portal only means an expense of 100-300 thousand Forints, which investment will inevitably return judging by the numbers above.
