In XIII. district (Turbina út), a first-floor 47m2 unencumbered apartment is for sale from the owner in an excellently accessible yet calm environment in an historical civil building with side corridor. The apartment also has an approx. 3m2 lockable storage room in the basement. The apartment underwent a complete renovation five years ago (windows, water and gas pipes, electrical cables, floor coverings replaced, etc.). Water and gas consumption are individually measured.

Heating + hot water come from a combi gas boiler (most parts of the apartment can be heated with (inverter) air conditioner as well), radiators are placed in all rooms, but in the bathroom floor heating also increases the feeling of comfort in addition to the clothes drying radiator.

The building itself is in good condition (especially compared to its age), the renovation of the side corridor is scheduled to begin in this fall or next spring, and the next step is to paint the interior facade. (The common pipes - gas, water, sewage - are all finished to change in the last decade in contrast with lots of similarly old buildings in Budapest.)
The common charge is only HUF 16,000, which includes the side corridor renovation fund.

Transportation is excellent; M3 metro 30m, Göncz Árpád city center (tram no. 1, long-distance bus station, etc.) 600m, a.k.a. one stop with metro. Duna plaza is also in one stop metro distance in the other direction.
Dagály promenade (parkland, wooded, lined with seats) starts 30m from the building, which leads directly to Dagály spa. The Danube bank (Árpád Bridge's Pest side) is 1000m away, Margaret Island is about 1200m away, easy walk from the apartment.

The view from the rooms is to the courtyard, which means that the windows of the rooms overlook to the small courtyard at the back, which is three meters wide, i.e. the wall of the newly built building - without windows - is three meters away on the neighboring plot and stands approx. up to the top of the apartment. This does not interfere with sunshine in larger scale, but outsiders cannot spy inside and there is no noise from outside.

- in the area between the entrance door and the podium, the UTP and Coax cable (for internet + TV depending on the service provider) was routed in a cable channel, from which the UTP cable was also routed to the smaller room in an additional cable channel.
- the podium currently functions as a semi-bed, it can be disassembled, but it has been designed to be durable, thanks to the design of the optional stairs, its possible functions are only limited by the imagination.
- kindergarten, several primary and secondary schools are also within walking distance
- Three Spars (one of them is non-stop at an OMV petrol station is in ~50m distance), Aldi, several little shops, pharmacies, cake-shop etc. are withing walking distance.
